Compound properties — several buildings around shared grounds — solve it better than single houses. Families get their own front door, late nights do not wake early risers, and the shared space is the pool and the table rather than a corridor.

What a group actually costs per person

A twelve-bedroom estate at USD 8,000 a night is USD 333 per person per night at full occupancy — frequently less than four suites in a good hotel, with the kitchen, pool and staff included. The arithmetic is why group houses are the best value in the luxury market and why the best of them book a year ahead.
