What a luxury villa in Puglia costs
Puglia's prime rental market is built on the masseria — the fortified farm, whitewashed, thick-walled, usually set in olive groves with a long pool cut into the stone. Restoration has run for two decades, and the result is a deep supply of genuinely beautiful staffed houses at rates well below Tuscany or the Amalfi Coast for the same bedroom count.

Valle d'Itria, Salento or the coast
Puglia is long. Two and a half hours separate Ostuni from the tip of the Salento, and the choice of base decides whether your week is agricultural and architectural or entirely about the sea.
Valle d'Itria — Ostuni, Ceglie, Cisternino
The heartland of the restored masseria: olive groves, trulli, dry-stone walls and the white towns on the ridge. Fifteen to twenty-five minutes from the Adriatic beaches, and the densest supply of staffed houses.
Salento — Otranto to Santa Maria di Leuca
Two coastlines within half an hour of each other, the Adriatic cliffs on one side and the Ionian sand on the other. Younger, busier in August, and the right end of the region for a swimming-led week.
The Adriatic coast — Savelletri and Polignano
Where the hotel-grade estates sit, close to the sea and to the region's best-known golf. The shortest transfer from Brindisi and the highest rates in Puglia.
Bari and the north
Castel del Monte, Trani's cathedral and a quieter, more agricultural landscape. Fewer prime houses, lower prices and a useful alternative when August has closed everywhere else.

Staffing, minimums and booking windows
A staffed masseria in Puglia usually comes with daily housekeeping, a caretaker who lives on the estate, and a cook available for breakfast and one further meal. Full private-chef service is added at EUR 300 to 550 a day plus provisioning — appreciably less than the Amalfi Coast for the same standard.
July and August are seven-night Saturday-to-Saturday and are taken nine to twelve months ahead for the prime houses. May, June and late September accept four- and five-night stays and are frequently available six to eight weeks out.
- Confirm the drive to the nearest swimmable beach; inland masserie can be twenty-five minutes away.
- Ask whether the pool is heated for May and October stays.
- Check air conditioning room by room — thick stone walls are cool, converted attics are not.
- Book restaurants in Ostuni and Polignano before you arrive in August.
- Price two hire cars for a large group; the region is spread out.
