Beachfront means the garden meets the sand with nothing in between. Direct sea access means private steps, a jetty or a cove reached from the property, which on rocky Mediterranean coasts is often better than a beach. Sea view means what it says and nothing more; in steep terrain the walk down can be ten minutes and the walk back up rather longer.
Every house in this collection states which of the three it holds. Where a public right of way crosses the frontage — common in Spain, Italy and much of the Caribbean — we say so, because it changes how private the terrace feels in August.
Across the coasts we track, a genuine beachfront position adds roughly 40–80% over a comparable house two streets back in the same resort, and the premium is at its steepest in the Caribbean festive window and on the Costa Smeralda in August.
The cheapest way to buy the beach is to move the dates rather than the house. A beachfront villa in late May or the second half of September frequently costs less than a sea-view house inland at peak, and the water is warmer in September than in June almost everywhere in the northern hemisphere.
Caribbean and Indian Ocean houses are built for the beach — ground-floor living, outdoor kitchens, boat access, staff who run the water sports. Mediterranean beach houses are more often cliff-and-cove properties where the swimming is off rock and a tender matters more than sand. Atlantic and Pacific coasts bring surf, which is a feature for some guests and a hazard for small children.
