The festive fortnight, destination by destination

The festive fortnight is a market of its own almost everywhere the ultra-luxury villa market operates, but the rules differ sharply by destination. Beach islands enforce long minimums to protect owner calendars; ski resorts enforce them to match lift-pass and school-holiday demand; Mediterranean houses mostly close, which makes the few that stay open a niche of their own.

Reading the multiples

St Barts sets the ceiling: a house that asks USD 5,000 a night in February asks USD 15,000 to 45,000 across the festive fortnight, and the 14-night minimum means the committed spend, not the nightly rate, is the real barrier. Ski multiples are nearly as steep but concentrated in a single week, and Christmas week books faster than New Year in Courchevel while the reverse is true in the Caribbean.

The Christmas week arbitrage holds across islands: owners prefer a single 14-night booking to two seven-night stays, so a Christmas-only week is structurally easier to secure than a New-Year-only week, and is often where the last availability sits.

Booking windows that actually hold

Prime festive estates in Gouverneur, St Jean and Sandy Lane confirm rebooking before the departing guests leave in January, which is where the ~14-month effective lead time comes from. For everyone else, the realistic windows are: Caribbean and Mexico by the end of March, ski by the end of April, and Asia or the Maldives by midsummer. After those dates the market is a residual one, and flexibility on enclave matters more than flexibility on dates.

Methodology & limitations

Bands are read from live connected partner inventory for staffed houses of five bedrooms and above in each destination, compared against the same houses in the low-season shoulder. Ranges describe what the market asks, not a quote: live pricing for any specific house is confirmed at the point of reservation through our partner network. Multiples are expressed against the destination's own shoulder-season baseline so ski, beach and island markets remain comparable.
