The six coasts in Folio I, and what each one is for

  • Cap d'Antibes, Côte d'Azur

    Belle Époque estates above the Garoupe with walled gardens, sea steps and staff quarters built in. The most conservative, most private of the six: you rarely leave the property, and the household runs on a full complement of chef, housekeeper and driver.

  • Porto Cervo, Costa Smeralda

    Granite-and-juniper villas built around the marina season. Rentals here are chosen for berth access and tender logistics as much as for the house; the calendar peaks hard in August and empties in October.

  • Mykonos, Cyclades

    Cliffside modernism with infinity pools facing Delos. The strongest search demand of the six and the most volatile pricing — the same house can triple between June and the first week of August.

  • Portofino, Ligurian Riviera

    Small, hard-to-get houses on the promontory. Inventory is thin by design, and the best properties move on repeat guests, so the booking window is the longest in the folio.

  • Amalfi Coast

    Terraced villas at Ravello and Positano with lift access to the water. Staff and a driver are not optional here — the road decides the day, and the houses are built to be lived in vertically.

  • Ibiza, Balearics

    Finca-style estates in the north and glass-walled houses above Cala Jondal. The broadest range of the six: family compounds and party houses sit at the same price point and are not interchangeable.

What a Mediterranean villa week costs

What staffing actually includes

  • Usually in the rate

    Villa manager or butler, daily housekeeping, gardener and pool maintenance, linen changes, welcome provisioning, and airport transfer on arrival and departure.

  • Usually charged separately

    Chef and provisioning at cost plus a service margin, dedicated driver, security, nanny, boat and tender, and any event staffing. Budget 15–25% on top of the rental for a household that runs properly.

  • Always confirm in writing

    Whether staff live in or arrive daily, their hours and days off, who buys the food, and whether the chef cooks lunch as well as dinner. These four answers change the character of the week more than the house does.

Booking the summer

Advisors continue to report longer stays booked further ahead across the prime Mediterranean, with the strongest houses committed before the previous season ends.

  • Fix the two weeks that matter, then choose the coast — not the reverse.
  • Confirm the exact bed configuration and which bedrooms have en-suites; photographs flatter.
  • Ask for the staff list with roles and hours, and the chef's day rate, before deposit.
  • Check berth or mooring availability the same week if a boat is part of the plan.
  • Confirm tourist tax, VAT treatment and the damage deposit mechanism in writing.
  • For Mykonos and Ibiza, ask directly about noise curfews and event restrictions.

How much does it cost to rent a luxury villa on the Côte d'Azur?
For a staffed four- to six-bedroom estate at Cap d'Antibes, indicative rates run about USD 25,000 to 60,000 per week in the shoulder season and USD 60,000 to 180,000 in peak July and August, before VAT, tourist tax and provisioning.
When should I book a Mediterranean villa for summer?
Nine to twelve months ahead for peak July and August in Cap d'Antibes, Porto Cervo and Portofino. Mykonos, the Amalfi Coast and Ibiza still release inventory four to six months out, but rarely the best houses.
Does a private chef come with the villa?
Rarely in the base rate. A villa manager, housekeeping and grounds staff are typically included; a chef is quoted as a day rate plus provisioning at cost. Confirm whether lunch is covered as well as dinner.
What is the minimum stay?
Seven nights Saturday to Saturday is standard in France, Sardinia and Liguria during peak weeks. Greece and the Amalfi Coast will often take five nights outside August.
