What an Amalfi Coast villa costs

The Amalfi Coast prices on view and access, in that order. A villa with an unobstructed south-west sea view and a private stair to a swimming platform can carry twice the rate of a larger, better-finished house set back thirty metres behind it.

Bands below are indicative planning figures for privately owned villas with a pool or sea platform and daily staff, quoted per night in high season and exclusive of the city tax.

Amalfi Season Rules: Minimum Stays, Road Restrictions & Booking Windows

Two constraints shape a summer week here and neither is the villa. The first is the SS163, a single cliff road that runs an alternating number-plate restriction through the peak months and turns a twenty-kilometre drive into ninety minutes. The second is stairs: most cliffside villas are reached by fifty to two hundred steps from the nearest road, with a porter service rather than a driveway.

Plan around both and the coast is effortless. Ignore them and you will spend the week in a car park in Chiunzi.

  • Summer minimums

Seven nights on cliffside villas from late June to early September, commonly Saturday to Saturday. Five nights reappears in May and late September, three nights in April and October.

iLuxuryTravels — connected partner inventory, USD 500 per night floor applied across the Collection
  • The number-plate restriction

Through the peak season the coast road runs alternate-day access by plate for non-resident vehicles in the busiest stretches. A local driver with a permitted vehicle is not a luxury here, it is the practical way to move.

  • Stairs and porterage

Ask for the exact step count from the road to the front door and from the house to the water. Many of the best houses have 80 to 200 steps; most run a porter, some run a private lift cut into the cliff.

  • Booking window

Eight to twelve months for August and the first week of September on the Positano front row, four to six months for June and late September, six to eight weeks in April and October.

  • Arrive by sea when you can

A private transfer from Naples by boat costs roughly what a car and driver does in peak traffic, takes an hour, and lands you at the beach steps rather than the top of the village.

  • Ask for the step count from road to door and from door to water before booking.
  • Price a private boat transfer from Naples against a car in August.
  • Confirm whether the villa holds a resident parking space, and how many cars.
  • Book the Capri day boat and any Ravello festival tickets with the villa.
  • Check whether the pool is heated for May and October stays.

Amalfi Micro-Locations: Selecting Your Village

Village choice sets your temperature in August, your walk to dinner, your transfer time and whether you swim from the house or from a boat. Compare the four side by side, then open a deep dive on each.

Positano

The postcard, and the stairs. Highest rates, shortest walk to the water, no parking.

Sunset orientation
The sun sets across the bay towards Capri from May to August, low and orange over the water; in shoulder season it drops behind the western headland an hour earlier than you expect.
Wind exposure
Sheltered in the bowl of the village. Warm, still evenings in July; the same bowl traps traffic noise and church bells.
Privacy level
Lowest of the four. Villas are stacked in tiers with terraces in view of the path, and the town is at its busiest directly below.

Staffing, boats and what the rate includes

Cliffside villas here usually include a housekeeper and often a caretaker who doubles as porter, because the house cannot function without one. The chef and the boat are the two additions that define the week, and both are scarce in August.

  • Book the chef and the boat when you book the house for July or August.
  • Ask whether the caretaker handles luggage on the stairs at arrival and departure.
  • Confirm the villa's own boat mooring, if any, and the tender arrangement.
  • Check what the house team covers after 21:00 in a village with no road access.

When to go

May and the second half of September are the coast at its most civilised: sea warm enough, restaurants open, road moving and rates a third below August. July and August bring the heat, the crowd and the traffic regime, which is precisely why Ravello - six hundred metres up and several degrees cooler - trades at a premium in those weeks. October is quiet and beautiful, with most beach clubs closing mid-month.

  • For August, book eight to twelve months out and plan around the road restrictions.
  • For the same water at a lower rate, target late May or the last week of September.
  • If August heat concerns you, stay in Ravello rather than at sea level.
  • For an October stay, confirm which beach clubs and boats are still operating.

Frequently asked questions

How much does a villa on the Amalfi Coast cost per night?
Roughly USD 1,200 to 5,500 a night for four bedrooms depending on the village, USD 3,000 to 11,000 for six bedrooms, and USD 6,000 to 18,000 for an estate. Positano carries the highest rates, Sorrento and Massa Lubrense the lowest, and August runs two to nearly three times the May rate.
Is Positano or Ravello better for a villa?
Positano if you want to walk to dinner and be at the beach in minutes, accepting stairs, noise and the highest rates. Ravello if you want cool evenings, garden estates and privacy, accepting a 20-minute descent to the water. In August, Ravello is several degrees cooler and materially easier.
Is there a minimum stay on the Amalfi Coast in summer?
Seven nights on cliffside villas from late June to early September, often Saturday to Saturday, and up to ten on the best front-row Positano houses. Five nights returns in May and late September, three in April and October.
How do I get from Naples airport to an Amalfi Coast villa?
Seventy to ninety-five minutes by road outside peak traffic, longer in August, or about an hour by private boat for roughly USD 900 to 2,000. In peak season the coast road runs alternate-day plate restrictions, so a local driver with a permitted vehicle is the practical choice.
Do Amalfi Coast villas have a lot of steps?
Usually. Most cliffside houses sit 80 to 200 steps from the nearest road, with a caretaker or porter service and occasionally a private lift. Always confirm the step count from road to door and from door to water before booking, especially for guests with mobility needs.
When is the best time to visit the Amalfi Coast?
May and the second half of September offer warm water, open restaurants and rates around a third below August, with a moving road. July and August are hottest and busiest; October is quiet and beautiful, though many beach clubs close mid-month.
