What a Mallorca villa costs
Mallorca is the rare Mediterranean island where the rate spread inside one destination is wider than the gap between destinations. A four-bedroom finca on the south-east coast in June and a Tramuntana estate in the first week of August are the same island and not remotely the same market.
Bands below are indicative planning figures for privately owned villas with a pool and at least daily housekeeping, quoted per night and exclusive of the tourist eco-tax.

Mallorca Season Rules: Minimum Stays, Booking Windows & the August Lock
The calendar is unusually rigid for a large island. From the second week of July to the end of August almost every owned villa runs a seven-night Saturday-to-Saturday week, because changeover teams service the whole west coast on the same day.
The consequence is an arbitrage worth knowing: a Sunday or Wednesday arrival in August is not merely inconvenient, it is usually impossible, while the last week of June and the second week of September carry the same weather at thirty to forty per cent less.
The Saturday changeover
Seven nights, Saturday to Saturday, from roughly 11 July to 30 August on the great majority of west-coast houses. Mid-week arrivals appear only in cancellations and on newly listed properties.

Six to nine months for August on the Tramuntana and Andratx estates, three to five months for June and September, and four to six weeks is usually enough from October to April.

The best Deia and Andratx houses carry a repeat rate of well over half in August. Owners confirm returning guests in the autumn, so genuinely open August inventory is smaller than search results suggest.
Eco-tax and deposits
The Balearic sustainable tourism tax is charged per person per night on top of the rate. Deposits typically run 30% at contract with the balance 60 days out, and a refundable damage deposit of USD 2,000 to 6,000.
Car is not optional
Outside Palma and Port d'Andratx you will need two vehicles for a group of eight. Book them with the villa in June, not on arrival in August.

Coast choice decides your holiday far more than the house does. It sets your drive to the airport, whether the water is swimmable with small children, how much passing traffic reaches your terrace, and whether August evenings are breezy or airless. Deia & the Tramuntana
Mountain terraces above the sea. The quietest and the most photographed light on the island.

Staffing, provisioning and what the rate includes
Most Mallorcan villas include housekeeping and pool and garden maintenance inside the rate, and almost nothing else. Chefs, drivers and childcare are arranged per stay, and in August they are the scarce commodity rather than the house.

- Book the chef when you book the house for any week in July or August.

When to go
May to mid-June and the second half of September are the island at its best: warm sea, open restaurants, empty roads and rates a third below the peak. July and August deliver the social season and the traffic that comes with it. October is underrated for walking the Tramuntana, and the coast largely closes from November to March outside Palma.
- For August, commit six to nine months ahead on a Saturday-to-Saturday week.
- For the same weather at a lower rate, target late May, June or late September.
- If you want the sea warm for children, travel after mid-June.
- For hiking and cycling, choose April, May or October and stay inland.
