It depends on party size and setting. Among our listings, Mallorca has the widest range, from three to eight bedrooms across six towns. Ibiza's villas have five to seven bedrooms. Menorca has two villas, with five and six bedrooms.

Three islands, three kinds of villa stay

The Balearics are one Spanish region but not one holiday. Mallorca is the largest and holds the widest spread of villa sizes in our collection, from mountain-village houses to a sixteen-guest manor. Ibiza's listings are larger family houses on the west, south-west and inland north. Menorca has the smallest selection, two villas on the west and in the centre of the island.

The table below is drawn from the villas currently listed with us, not from the islands as a whole. It will change as listings change, so use it to compare what is on offer here rather than to judge each island's wider market.

Mallorca: mountain villages and harbour towns

Several of our Mallorca villas sit in or near the Serra de Tramuntana, the mountain range along the north-west coast. UNESCO inscribed its cultural landscape in 2011, describing terraced farming and a network of water-management works built up over millennia. Deià, Valldemossa and Sóller are Tramuntana villages, and each has at least one villa listed here.

Away from the mountains, the listings include a harbour-town villa in Port d'Andratx on the south-west coast, a finca near Pollença in the north, and an estate in Son Vida, the residential hills on the edge of Palma. Ibiza: south-west cliffs, west coast and the green north

Ibiza is more than its nightlife reputation. UNESCO's World Heritage site "Ibiza, Biodiversity and Culture" protects specific areas rather than the whole island: its Posidonia seagrass meadows and marine area, the Phoenician-Punic sites at Sa Caleta and Puig des Molins, and the fortified Upper Town, Dalt Vila.

Our Ibiza villas are five- to seven-bedroom houses: two in Es Cubells on the south-west coast, one at Cala Vadella on the west coast, one near San Juan in the north and one inland at Santa Gertrudis. Baleària, one of the ferry operators, lists a 30-minute crossing to Formentera with departures about every 45 minutes; timetables vary by season. It works as a day trip from Ibiza rather than a separate base. We have no Formentera villas listed at present.

Menorca: a biosphere reserve with a short list

UNESCO declared Menorca a Biosphere Reserve on 8 October 1993, citing how the island balances economic activity with conservation of its heritage and landscapes. Our two Menorca villas are Ciutadella Estate on the west of the island and Casa Olivar at Es Mercadal in the centre. With only two listings, availability is the first thing to check.

Choosing between the islands

What to know before you book

  • Tourist tax

    The Balearic sustainable tourism tax applies on all the islands. The rate depends on how the property is registered. For holiday homes (the calculator's "vacational housing" category) it charges EUR 2 per adult per night in high season, 1 May to 31 October, and EUR 0.50 in low season, plus 10% VAT; under-16s are exempt and longer stays in the same accommodation are charged at half rate after the first nights. As a worked example, the calculator returned EUR 123.20 including VAT for eight adults and two children staying seven July nights in a holiday home. We have not confirmed which category each of our villas is registered under, so ask the supplier for the category and how the tax is collected, and check the official calculator before budgeting.

  • Licensing

    Balearic Decree-law 4/2025, ratified by the Balearic Parliament on 6 May 2025 and partly amended by Law 4/2026, targets illegal tourist-rental supply, makes advertising or marketing stays in homes that do not meet the rules an offence, and limits growth in tourist places. Before paying a deposit, ask the supplier for the villa's tourist registration details; this is our suggestion, not a legal requirement on guests.

  • Boats and anchoring

    If you plan to charter a boat, Decreto 25/2018 generally prohibits anchoring on Posidonia seagrass; the exception is authorised low-impact moorings such as buoy fields. A 2021 court judgment annulled the decree's penalty article and two further anchoring provisions (articles 7.3 and 7.4) but not that general ban. Rules and enforcement can change, so ask the charter operator for the current position. UNESCO cites these meadows as part of its Ibiza World Heritage site.

  • Moving between islands

    Each of the three islands has its own airport. Ferry and flight schedules between islands vary by season, so confirm current timetables with the carriers instead of planning from this guide.

Before you request dates

  • Pick one island first; our villas are listed per island, with different bedroom ranges.
  • Check the number of bedrooms and maximum guests against your party.
  • Compare live partner rates for your dates, including the tourist tax.
  • Ask the supplier for the licence and registration numbers.
  • Confirm what is included, such as housekeeping or a chef, with the supplier; it differs by villa.
