Ibiza Villas: Where to Rent, What They Cost and How the Coasts Differ
Cala Jondal and Es Cubells price like the Côte d'Azur; the north still rents like an island. A guide to Ibiza villas by coast, season and staffing.
The coasts, and what each one costs
Ibiza is really three villa markets. The south-west cliffs — Es Cubells, Cala Jondal, Porroig — hold the island's most expensive inventory and the shortest drive to the beach clubs. Talamanca and Cap Martinet trade views for five minutes to Ibiza Town. The north, around San Juan and Benirràs, is quieter, greener and materially cheaper for the same square metres.

What the rate includes
Chef and housekeeping
Above roughly five bedrooms, daily housekeeping and a chef for one service a day are usually included; provisioning is billed at cost against an agreed budget.

A car is essential outside Talamanca. Tender and day-boat charters from Marina Botafoch or Sant Antoni are contracted separately and book out in August.
Beach clubs and restaurants
Ask the villa manager to hold tables and beds before arrival. In peak weeks the good addresses are committed a fortnight ahead.
Timing the season
The island runs May to early October. July and August are the peak in both price and traffic; late May, June and September deliver the same water at a third to a half less, with the whole island still open. October is beautiful and half-closed.
- Book August by January; the best south-west villas commit a year ahead.
- Confirm the chef's days and whether provisioning is at cost.
- Check the drive time to your intended beach club, not to Ibiza Town.
- Ask about generator and water supply on north-coast fincas.
