What a luxury villa in Menorca costs
Menorca is a Biosphere Reserve, and the protection shows in the rental stock: no high-rise coast, very little new build near the water, and a finite number of restored fincas and modern sea-view houses that come back to the same families every August. Scarcity, not glamour, sets the price here — the island is materially cheaper than Ibiza or Mallorca outside the peak fortnight and roughly level with them inside it.

South coast, north coast: choosing your side of the island
Menorca is two islands in one. The south is limestone, pine and pale sand — the postcard calas. The north is dark rock, wind and empty beaches, and it takes the tramontana straight on. The side you take decides your swimming, your wind and your rate.
South coast — Binibeca to Cala Galdana
Sheltered coves, shallow turquoise water, the shortest airport transfer and the highest concentration of modern sea-view houses. The default choice for a family week and the most competitive market in August.
North coast — Fornells and Cap de Cavalleria
Wilder, emptier and windier, with the island's best sailing water in the Fornells bay. Restored fincas inland from the coast, larger plots and noticeably better value for the same bedroom count.
Ciutadella and the west
The handsome end of the island: a Gothic old town, dinner within walking distance and a harbour that fills at dusk. Good for stays where nobody wants to drive every evening.
Mahón and the east
The deep natural harbour, the gin distillery, the airport fifteen minutes away. Georgian-influenced townhouses and estate houses on the inland ridges — the pick for a short stay or a shoulder-season week.

Booking windows, staffing and the August rule
August in Menorca is a returning-family market: the best houses are re-booked by the departing guests, and what reaches the open market does so nine to twelve months out. June, late September and early October behave completely differently — four to eight weeks is often enough, and owners will take five nights.
Staffing is lighter here than in Ibiza. A housekeeper three days a week is usual and included; a chef is added on request at EUR 350 to 600 a day plus provisioning, and there is no meaningful club or beach-club economy to budget for.
- Confirm whether the pool is heated if you are travelling in May or October.
- Ask which cala the house actually walks to, and whether the path is a road or a track.
- On the north coast, check the terrace's shelter from the tramontana.
- Price a hire car per couple; the island has no useful public transport for villa stays.
- Check the changeover day — most of the island turns over on Saturday.
