Atlantic or Pacific

The Hamptons and Nantucket are a summer proposition — beach, hedges, a two-hour run from New York or a short flight. Hawaii works all year, with ocean-front estates on Maui and the Big Island and a rainfall pattern that varies street by street, let alone island by island.

Minimum stays and changeover

July and August on the Atlantic coast are commonly let by the fortnight or the month, Saturday to Saturday, and the best houses go by late winter. June and September let by the week and price far better on almost the same weather.

Timing Hawaii

April to June and September to early November are the quiet, dry windows. Christmas, New Year and the summer school holidays carry peak pricing and minimum stays; whale season from January to March is busy for a reason.

By late winter for July and August — peak weeks are commonly let by the fortnight or month and go early. June and September book later and cost considerably less.
What is the minimum stay on the Atlantic coast in summer?
Two weeks or a month is typical in July and August, Saturday to Saturday. Weekly stays are readily available in June, September and October.
When is the best time for Hawaii?
April to June and September to early November — dry, quiet and well priced. January to March is whale season and busy; the school holidays and Christmas carry peak rates.

Some are directly on the sand; others sit a short walk or drive back with ocean views. Each listing states its position — read it before comparing two rates.
