Atlantic or Pacific

The Hamptons and Nantucket are a summer proposition — beach, hedges, a two-hour run from New York or a short flight. Hawaii works all year, with ocean-front estates on Maui and the Big Island and a rainfall pattern that varies street by street, let alone island by island.

Minimum stays and changeover

July and August on the Atlantic coast are commonly let by the fortnight or the month, Saturday to Saturday, and the best houses go by late winter. June and September let by the week and price far better on almost the same weather.

Timing Hawaii

April to June and September to early November are the quiet, dry windows. Christmas, New Year and the summer school holidays carry peak pricing and minimum stays; whale season from January to March is busy for a reason.
