Which coast suits which trip

The Cyclades give you wind, white villages and short boat hops — Mykonos for dinner and crowds, Folegandros for neither. The Balearics balance beach and town best over a week. Liguria, Sardinia and Puglia trade beach access for terraces, food and village life, and the Côte d'Azur for gardens and privacy within reach of Nice.

Beachfront, or a staircase to it

Genuine beachfront on this coast is rare and priced accordingly. Most of the best houses sit above the water on a cliff terrace, with steps or a short drive to the sand. Each listing says which — read it before comparing two rates.

When to go

June and September are the best weeks: warm sea, functioning restaurants, and rates below the July–August peak. August is the most expensive and the busiest everywhere. May and early October are quiet and lovely, with a cooler sea and some seasonal closures.

How long should a Mediterranean villa stay be?
Seven nights is the standard minimum in July and August, and most houses hold a Saturday changeover in peak weeks. Shorter stays open up in June, September and October.
