What a Mykonos villa costs
Mykonos has the deepest luxury villa stock in Greece and the widest price spread: the same bedroom count can double depending on the view, the pool and the drive to a beach club. August is the most expensive fortnight in the Aegean.
Bands below are indicative for four- to six-bedroom villas with a pool, exclusive of staffing, cars and boats.
| Week | 4-bedroom | 6-bedroom | Prime sea-view |
|---|---|---|---|
| June | USD 7,000 – 14,000 | USD 13,000 – 26,000 | USD 26,000 – 55,000 |
| July | USD 11,000 – 22,000 | USD 20,000 – 40,000 | USD 40,000 – 85,000 |
| August | USD 16,000 – 32,000 | USD 30,000 – 58,000 | USD 60,000 – 130,000 |
| September | USD 7,000 – 14,000 | USD 13,000 – 26,000 | USD 26,000 – 55,000 |
Aegean houses in the Collection:
Which coast to take
Agios Lazaros and Psarou
The prestige address: sunset views over Delos, the island's best-known beach club below, five minutes from Chora. The highest rates.
Kalafatis and Agia Anna (south-east)
Sheltered water, watersports and quieter days. The right side for families and for windy weeks.
Ftelia and the north
Wild, windswept and much better value; kite-surfing weather and the emptiest beaches on the island.
Chora and Tourlos
Walk into town for dinner and back. Best for groups who want no drivers and no parking problem.
- The meltemi blows hard from the north in July and August — take a south-facing terrace if you want lunch outside.
- Beach clubs need reserving days ahead in August, and so do the good tables in Chora.
- Confirm the drive to Chora in minutes; the island's roads are slow in peak season.
- A driver is worth more than a second hire car on Mykonos.
- A day boat to Delos and Rinia is the island's best outing.
Frequently asked questions
- How much does a villa on Mykonos cost per week?
- Indicatively USD 7,000 to 26,000 for a four- to six-bedroom villa in June or September, and USD 16,000 to 58,000 in August. Prime sea-view villas reach USD 130,000 a week at peak.
- Which side of Mykonos should I stay on?
- Agios Lazaros and Psarou for prestige and sunsets, Kalafatis for sheltered swimming and families, the north for value and wind sports, and Chora if you want to walk to dinner.
- When is the best time to visit Mykonos?
- June and mid-September: everything is open, the sea is warm, the meltemi is lighter and rates run roughly half of August.
- Do you need a car on Mykonos?
- A car or, better, a driver — beaches and Chora are ten to twenty-five minutes apart and August parking is difficult. Some villas include a driver where offered.
