What the peninsula costs
Punta Mita is unusual among Americas destinations: most estates come fully staffed in the base rate — chef, housekeeper, butler — and carry access to the peninsula's beach clubs and, in many cases, the two ocean-side golf courses. Compare rates net of that, not headline to headline.

What to confirm before you sign
Club access is not automatic
Kupuri and the Punta Mita Beach Club are extended by the homeowner, not the destination. Ask in writing which clubs the house carries and how many guests are covered.

Pacifico and Bahía are member-priority. Estate guests generally play, but December and Easter tee sheets fill weeks ahead — request times with the booking.
Provisioning and the chef
Chef service is usually included; groceries are billed at cost against a pre-agreed budget. Set the budget before arrival rather than negotiating it in the kitchen.
Airport transfer
Puerto Vallarta is roughly 45 minutes with direct US and Canadian lift year-round — the easiest arrival of any estate market in the Americas.
Timing the season
December to April is dry, temperate and busy. Humpbacks pass the point from mid-December to late March and are visible from most west-facing terraces. May and June are hot, quiet and materially cheaper; September is the wettest month and the one to avoid.
- Book Christmas and Easter nine months out; both carry seven-night minimums.
- Confirm club access, guest counts and golf privileges in the rental agreement.
