St Barts Villa Rentals: Festive Minimums, Chef Costs and Neighbourhoods
Gustavia, Colombier, Pointe Milou and Flamands price as four different markets. What a staffed St Barts villa costs by season, and why the New Year fortnight bears no relation to the rest of the calendar.

What a St Barts villa actually costs
St Barts has no large-format resort inventory to absorb demand, so the villa market carries the island. Rates vary widely by property, season and party size; compare live partner rates for your dates.
Rates below are indicative planning figures for staffed villas, quoted per night and exclusive of provisioning, service and the island's departure formalities.
Neighbourhoods, and what each one buys
Gustavia and Colombier
Gustavia trades walkability and harbour access for noise and tighter plots. Colombier is the opposite: long views, near-total privacy, and a drive to everything.
Pointe Milou and Marigot
The classic sunset side. Cliff plots, deep pools, no swimmable beach below — you drive to the sand.
Flamands and Lurin
Flamands is the beachfront answer, and prices accordingly. Lurin sits above Gouverneur with quick access to both coasts and the strongest large-estate inventory.

Getting there is part of the booking
There is no long-haul lift into SBH. Almost every arrival is a light-aircraft hop from St Maarten with a hard daylight cut-off, or a ferry. Book the hop the same day you confirm the villa — in high season the afternoon slots go before the villas do.
- Confirm the St Maarten connection and daylight cut-off before ticketing long-haul.
- Ask whether the rate includes housekeeping daily or on turnover only.
- Agree the chef and provisioning budget separately; provisioning is at cost.
- For Christmas–New Year, expect non-refundable deposits earlier than elsewhere.
St Barts Festive Season Rules: Minimum Stays & Rebooking Timelines
From roughly 20 December to 4 January, St Barts stops behaving like a rental market and starts behaving like a fixed-inventory auction. Owners set the terms, and many staffed villas set long minimum stays across the festive block, sometimes requiring one contract that covers both Christmas and New Year. Minimums vary by villa, so confirm the exact term with the partner holding the dates.
The minimum exists because the island cannot re-let a broken week. A villa released for 25 December to 1 January leaves a stranded three nights that nobody buys at festive rates, so the owner prices the whole block or nothing. Split-stay requests are almost always declined rather than negotiated.
The 14-night rule, 20 December to 4 January
Treat the fortnight as a single indivisible product. Ask which exact dates the block covers before you price anything — some contracts open on 18 December, others close on 6 January, and a two-day mismatch with your flights invalidates the whole quote.
iLuxuryTravels — connected partner inventoryThe Christmas-week arbitrage
A Christmas-only seven-night stay is materially easier to secure than a New Year-only one. If a guest vacates on 27 or 28 December, the owner can still re-let the New Year half at the highest rate of the year; the reverse is not true, because nobody arrives on 20 December for a week that ends before Christmas. Owners will therefore break the block at the front far more readily than at the back. Ask for the early half first, and expect a premium if you insist on the New Year half alone.
The 14-month rebooking cycle
Prime estates in Gouverneur, Lurin and St Jean are largely resold in situ: departing guests confirm the following year before they leave the island in early January, roughly 14 months ahead of the stay. What reaches the open market in spring is the residue. If you want a specific villa for a specific festive fortnight, the practical enquiry window opens the January before the January you intend to travel.
iLuxuryTravels — connected partner inventoryThe vehicle rental lock-out
Island-wide, rental agencies impose minimum hire terms of around 10 days over the holidays and sell out well before the villas do. A 14-night villa with no car is not a holiday on St Barts — nothing is walkable outside Gustavia and St Jean. Book vehicles at the same moment you sign the villa contract, not after the flights.

- Ask which specific dates the 14-night block covers — it is not always 20 Dec to 4 Jan.
- If the full fortnight is unavailable, ask for the Christmas half before the New Year half.
- Register interest for the following year before you depart in January.
- Reserve vehicles for the full 10-day minimum at contract, not after ticketing.
- Confirm whether New Year's Eve staffing is included or billed as a separate event night.
- Request the cancellation schedule in writing at enquiry, not at contract.
Gustavia hillside villas and direct tender access
A specific and often-misunderstood category: hillside villas above Gustavia harbour marketed with direct yacht tender access. In practice, very few plots have a private dock. What most of these villas offer is a short private path or vehicle drop to a tender point in the harbour or at Public, with the crew handling the shuttle.
If a boat is central to the trip, the question to ask is not whether the villa has tender access but how many minutes and how many transfers separate the villa's front door from the tender step, and whether the crew can bring the tender in after dark. Harbour-side villas above Gustavia typically deliver a five-minute car transfer; genuinely dockside private access on St Barts is measured in single-digit properties.
- Ask for the exact tender pick-up point and the door-to-step time.
- Confirm night tender operation — several pick-up points are daylight-only.
- Check parking for a tender vehicle; Gustavia hillside plots are often single-car.
- If you are chartering, match the yacht's draft to the anchorage before fixing the villa.
Private chef costs, and the holiday surcharge
Most St Barts villas above five bedrooms include a housekeeper and can arrange a chef; almost none include the chef in the headline rate. Chef fees are quoted per day and separately from provisioning, which is billed at cost with island import pricing — assume mainland European supermarket prices multiplied by roughly two.
Over the festive fortnight, chef rates carry a surcharge and the good ones are contracted before the villas are. A 31 December dinner is usually billed as a distinct event, not as a service day.
- Fix the chef before the flights if you are travelling over the festive fortnight.
- Agree a provisioning ceiling in writing; at-cost billing has no natural limit.
- Ask whether staff meals and the chef's transport are inside or outside the day rate.
- Confirm the day off — most chefs contract six days in seven.

Frequently asked questions
- When should I book a St Barts villa for New Year?
- As early as your dates are fixed. The Christmas–New Year fortnight is a fixed-inventory market where long minimum stays are common; the best villas are often taken early; check live availability.
- Are St Barts villas staffed?
- Most include a housekeeper and, above roughly five bedrooms, a cook or chef on request. Drivers, boat days and provisioning are contracted separately and billed at cost.
- What is the cheapest time to rent a villa in St Barts?
- May to June and September to November. Rates fall by half or more against February for the same villa, with the caveat that September is the heart of the hurricane season and some villas close.
- Are minimum stays longer in St Barts at Christmas?
- Often, yes. Many staffed villas set long minimum stays across the Christmas–New Year block because a broken festive period is hard to re-let. The exact minimum varies by villa; confirm it with the partner holding your dates.
- Gouverneur or Flamands — which is better for a luxury villa?
- Gouverneur and neighbouring Lurin buy privacy and size: hillside estates on large plots above a wild, unserviced beach. Flamands buys a serviced swimming beach you can walk onto, usually at a premium over an equivalent Lurin villa and with less seclusion. Choose Gouverneur or Lurin when the villa is the holiday, Flamands when the beach is.
- Can a Gustavia hillside villa give me direct yacht tender access?
- Almost never a private dock. Hillside villas above Gustavia typically offer a five-minute transfer to a tender point in the harbour or at Public, with the yacht's crew shuttling guests. Ask for the door-to-tender-step time and whether the pick-up point operates after dark, since several are daylight-only.
- How much does a private chef cost in a St Barts villa, and is there a holiday surcharge?
- Rates vary widely by property, season and party size; compare live partner rates for your dates.
- What aircraft can land at Gustaf III Airport (SBH) in St. Barts?
- Gustaf III Airport (TFFJ) has a short runway that only small aircraft can use, so most private jets cannot land directly in St. Barts. Travellers usually fly into St. Maarten (SXM) or San Juan (SJU) and transfer by small scheduled or charter aircraft, ferry, or yacht tender; check with your operator which aircraft are cleared for the airport.
- St Jean or Lurin for sunset views?
- Lurin. St Jean faces north over the airport bay, so the sun sets off to one side rather than over the water; it compensates with walkable beach and shops and lower rates. Lurin and the western Gouverneur ridge face west and south-west, which is where the full ocean sunset lands, with the island's largest estate inventory and total car dependence.
