Three stays, three different weeks
Marrakech is unusual in that the choice of house changes the holiday more than the choice of hotel ever would. A medina riad puts you inside the souks with a door onto a lane; a Palmeraie villa gives you gardens, a pool and a driver; the Agafay kasbahs trade the city for silence and the Atlas skyline forty minutes out.
Almost all of it is staffed. Moroccan house teams are large by European standards and the rate normally carries a cook, housekeeping and a houseman, which is why a whole riad often costs less than two hotel suites while including breakfast, lunch and dinner service.
Medina riads
Five to eight bedrooms around a courtyard, plunge pool, roof terrace. Walkable to Jemaa el-Fnaa and the Kasbah. USD 1,500 to 3,500 a night with staff.
Palmeraie villas
Walled gardens, heated pools, hammams and space for two families. Ten to twenty minutes from the medina by car. USD 2,500 to 6,500 a night.
Agafay kasbahs
Stone-desert retreats with Atlas views, spa tents and private dining outdoors. Forty minutes from the city. USD 3,000 to 9,000 a night.

Rates and seasons
The shoulder seasons are the point of Marrakech. March to May and September to November hold daytime temperatures in the mid-twenties, the gardens are at their best, and the rate sits well below the festive fortnight. July and August are hot enough — often above 40C — that the desert properties become a poor choice and the Atlas foothills a good one.

- Ask how far the riad door is from the nearest vehicle drop — the medina is car-free.
- Confirm whether meals are included or charged at cost plus a cook's fee.
- For March and April, book four to six months ahead; the shoulder fills before the festive weeks.
- Check the pool is heated if you are travelling between November and March.
- Agree the driver's daily hours in advance if you are staying outside the city.
Staffing and what sits outside the rate
A staffed Moroccan house normally includes a cook, a housekeeper, a houseman and a gardener, with breakfast prepared daily. Food is usually billed at cost. Drivers, guides, hammam therapists and excursions into the Atlas or the desert are quoted separately.

Minimum stays, booking windows and the festive calendar
Marrakech contracts are simple and deposits modest, but the two ends of the calendar behave differently. The festive fortnight and the Easter week run whole-week minimums; the spring and autumn shoulders fill on three or four nights and are usually confirmed four to six months out.
Ramadan is worth checking against your dates. The city is quieter and the souks keep later hours; staffed houses run normally, but restaurant service and guide availability change.

- How far in advance should I book a riad in Marrakech?
- Six to nine months for Christmas, New Year or Easter, four to six months for the March to May and September to November shoulders, and four to six weeks in July and August.
- Can a car reach a medina riad?
- Rarely to the door. The medina lanes are car-free, so a driver drops at the nearest gate and the house sends a porter for luggage — usually a two to six minute walk. Palmeraie and Agafay houses have direct vehicle access.
- Is Marrakech suitable for families with young children?
- The Palmeraie and Agafay suit young families better than the medina: gardens, heated pools, ground-floor bedrooms and a driver. Riads have steep stairs, open courtyards and plunge pools without fencing.
- How much does it cost to rent a riad in Marrakech?
- Indicatively USD 1,500 to 3,500 a night for a whole staffed five- to eight-bedroom riad in the medina, rising to USD 3,000 to 6,000 across Christmas and New Year. Palmeraie villas run USD 2,500 to 6,500.
- What is the best time to visit Marrakech?
