Why Dubai fills when Europe empties
Dubai's villa season is the inverse of the Mediterranean. From November the humidity drops, daytime temperatures settle in the mid-twenties and the private-house market moves from long-stay corporate leases to short staffed bookings. The result is a rental calendar where the most expensive fortnight of the year — Christmas into New Year — is also the most comfortable.
The stock behind it is unusual. Almost all of it is privately owned rather than hotel-branded, so what a week includes varies more than it does in Europe. Two villas on the same frond can differ on whether a chef, a driver and daily housekeeping sit inside the rate or beside it.
Palm Jumeirah
Signature villas on the fronds with private beach and pool. The most requested address and the least private, since fronds sit close together. USD 4,000 to 9,000 a night in season.
Emirates Hills
Inland mansions on the golf course with lake frontage, staff quarters and the largest floor plates in the city. USD 7,000 to 20,000 a night, best for multi-family groups.
Jumeirah Bay Island
Contemporary waterfront houses minutes from the Bulgari marina and the DIFC. Newer, smaller and the most discreet of the three. USD 5,000 to 12,000 a night.
Al Barari and District One
Garden estates set back from the coast, quieter and better value per bedroom, with a fifteen to twenty-five minute drive to the beach.

Four bands carry the year. The festive fortnight and the spring shoulder are the two you plan around; the summer months are the only time a Palm villa trades below its winter weekday rate.

Minimum stays, deposits and the festive calendar
Dubai contracts are short-form and quick, but the festive fortnight and the two Eids behave like separate markets: whole weeks only, larger deposits and little movement on rate inside sixty days.
The other date to watch is the spring events calendar — the World Cup race meeting at Meydan in late March and the DIFC and art-week fortnight — when Jumeirah Bay and Emirates Hills tighten before the Palm does.

Staffing, transfers and what sits outside the rate
A Dubai villa rate typically includes a house manager, daily housekeeping, pool and garden maintenance and utilities. Chefs, drivers, nannies, security and boat charters are almost always billed separately, and alcohol is not supplied with the house.
