What a machiya costs
Kyoto is the one Japanese city where a private house beats a hotel outright. Restored machiya — narrow wooden townhouses with interior gardens — have been brought back in numbers over the last decade, and the best of them come with a housekeeper, a breakfast service and a concierge who can reach the reservations that matter.
Bands are indicative per night, exclusive of chef or kaiseki service at the house.

Which neighbourhood
Gion and Higashiyama
The postcard Kyoto: lantern lanes, Yasaka shrine, the temples at walking distance. Busy by day, extraordinary at six in the morning.
Nishijin and the north
The weavers' district — residential, quiet, the houses larger and the rates lower. Ten minutes by taxi from everything.
Arashiyama
Bamboo, river and mountain temples. Take a house here to have the district after the day-trippers leave at five.
Central (Karasuma, Nishiki)
Practical base: the market, the department stores and the Shinkansen a short ride away. Least atmospheric, most convenient.
- Machiya are wooden, narrow and stepped — check stairs and bathroom layout if anyone in the party needs level access.
- Kaiseki counters and the best temple gardens take reservations months ahead; hold them before the house.
- Mid-November is the single most contested week in Japanese travel — nine to twelve months for the good houses.
- Kyoto in June, in soft rain, with moss temples empty, is the local's favourite and the cheapest good week of the year.
- Base in Kyoto and day-trip to Nara, Osaka and Uji rather than moving houses.
The best time to visit Kyoto
Two peaks, both worth paying for: blossom in the first two weeks of April, maples from roughly 15 to 30 November. The autumn window lasts longer, photographs better and, unlike blossom, arrives on a fairly predictable schedule.
The quiet alternatives are late January — cold, occasionally snow on the temple roofs, the city at its emptiest — and June's rainy weeks, when the moss gardens are at their best and the rates at their lowest.
