What a Costa Smeralda villa costs
The Costa Smeralda is a built-for-purpose coast. The Consorzio Costa Smeralda was founded on a March morning in 1962 in Olbia by Prince Karim Aga Khan and five partners, and the old port dates to the 1960s, when the Aga Khan developed this stretch of coastline. It still behaves like a private club: granite villas in walled gardens, a marina of around 700 berths, and a short, concentrated summer season.

Which bay to take
Romazzino and Capriccioli
The regional tourism board describes Romazzino's transparent sea and white beaches, and Capriccioli's fine light sand between massive granite rocks — the classic villa addresses, a short drive from Porto Cervo.
Cala di Volpe and Pevero
Cala di Volpe is described by Sardegna Turismo as an exclusive natural port holding four beaches, and Grande Pevero as an arched half-moon of fine, soft sand. Golf nearby, and some of the largest estates on the coast.
Porto Cervo village and the marina
Walk to the Piazzetta and the old port; the Yacht Club Costa Smeralda, founded by the Aga Khan, has its headquarters here. Busiest in August.
Baja Sardinia and Cannigione
Along the coast to the north, quieter bases. The boat trips to the La Maddalena archipelago — a national park of more than 60 islands and islets — leave from Palau nearby.
- August minimums are often longer on the best villas; shorter stays are usually easier in June and September. Check each home's terms.
- A boat day in the Maddalena archipelago is the highlight of the week — book the boat when you book the villa. If you sail, moor or anchor within 300 m of the park's coasts, a permit is required.
