What a Hamptons house costs

The Hamptons runs on a hundred-day season measured between two holiday weekends, and the best ocean-lane houses are spoken for before the previous summer's sand is out of the car. Monthly lets are common — many houses are quoted by the month or the full season rather than the week.

Bands below are indicative weekly equivalents for five- to eight-bedroom houses, exclusive of staffing and pool heating.

Choosing a village

  • Southampton

The oldest and grandest ocean lanes, with the meadow-and-estate streets behind Gin Lane. Formal, established, expensive.

  • East Hampton and Amagansett

Village shops, the best restaurant strip and long dune beaches. The default choice for a first summer.

  • Bridgehampton and Water Mill

Potato fields, horse country and shorter drives back to the city. Houses come with land.

  • Sag Harbor and Montauk

Sag Harbor for the whaling-village harbour; Montauk for surf, fishing and a younger, looser crowd at the island's end.

  • Many houses rent by the month or the full season in peak; weekly terms are easier in June and September.
  • Helicopter transfers from Manhattan take about forty minutes and remove the Friday traffic entirely.
  • Ask exactly how far the house is from the ocean — 'Hamptons beach house' covers a mile of interpretations.
  • Staffing is typically housekeeping and a pool service; chefs are arranged alongside the booking.
  • Book August by early spring; the choice ocean-lane houses are placed by repeat families a year ahead.

Beyond the summer

September is the month the locals keep: the ocean is at its warmest, the farm stands are full, and weekly rates fall by a third or more. October brings pumpkin season and empty beaches at half the August figure.

Winter has its own quiet logic — Thanksgiving and the December holidays see the villages lit and the houses available at their lowest rates of the year.
