What a Nantucket house costs
Nantucket sells one of the shortest high seasons in American travel: ten weeks, give or take, between the last ferry crowds of June and the first empty moorings of September. Inside that window the island commands weekly rates that rival Aspen at Christmas; outside it, the same houses sit quiet and considerably cheaper.

Town, Brant Point or 'Sconset

Brant Point and the harbour
Five minutes from Main Street with boats at the end of the lawn. The classic summer-colony week.
Siasconset ('Sconset)
The rose-covered village on the east bluff. Quieter, prettier in the shoulder months, and a bike ride from town.
Cisco and the south shore
Surf beaches and bigger plots. Best for families who want the beach over the town.

- Cars come over on the ferry with a reservation that sells out before the houses do — book both together.
- The fast ferry from Hyannis takes an hour; flights from Boston, New York and seasonal hubs land at ACK.
- Most large houses come with housekeeping; chefs and drivers are arranged alongside the booking.
- Shoulder-season weeks often allow four- or five-night stays where July demands seven or fourteen.
The case for September
The island's best-kept secret is that the water is warmest and the beaches emptiest in the three weeks after Labor Day. Rates step down sharply, restaurants hold their summer kitchens, and the light goes the colour photographers cross the country for.
For a festive alternative, Christmas Stroll in early December dresses the town in garlands and opens the houses that summer visitors never see — at roughly a third of the August rate.
