What an Aspen estate costs

Aspen is a week market rather than a nightly one. The same house can trade at USD 3,000 a night in early December and USD 20,000 across New Year, and the difference is not the house - it is that the festive fortnight has perhaps four hundred qualifying estates and considerably more demand than that.

Aspen Season Rules: Festive Minimums, Rebooking & Booking Windows

The festive block runs roughly 19 December to 3 January and behaves like a separate market with its own rules. Estates run ten to fourteen night minimums across it, and a large share are rebooked by the outgoing guest before they leave in January.

There is an arbitrage inside the block worth knowing. The Christmas half is easier to secure than the New Year half, because owners who want their own house for New Year still rent the first week - so a 19 to 27 December stay opens up where 27 December to 3 January simply does not.

    Ten to fourteen nights across the block on estates, twelve being the common ask on Red Mountain. Seven-night Christmas-only stays surface more readily than New Year-only stays.

  • The rebooking cycle

    Prime Red Mountain and West End houses confirm the following festive fortnight with the departing guest in early January. If you want a specific estate, register interest twelve to fourteen months ahead.

    Mid-February half-term and the January X Games weekend are the second tier of demand, with five to seven night minimums and rates roughly half the festive level but well above January midweek.

    Typically 50% at contract with the balance 90 days out on festive weeks, and non-refundable inside 60 days. Travel insurance is standard practice at these values, not an upsell.

    ASE sits ten minutes from town but closes to larger aircraft and diverts in weather; Eagle is 70 minutes and Denver four hours by road. Build a weather contingency into festive arrival plans.

Staffing, transfers and what the rate includes

Aspen estates commonly include daily housekeeping and often a house manager, with the chef, driver and ski concierge arranged per stay. Over the festive block those roles are booked before the houses are, and premium rates apply for the 24th, 25th and 31st.

When to go

Early December is the value window with reliable snow on the upper mountain and rates a fraction of the festive level. January midweek is the connoisseur's choice: cold, quiet and empty. Presidents' week and the X Games weekend are busy without being festive. March delivers the best combination of snow depth and daylight, and April is genuinely cheap. Summer - Food & Wine in June, the Music Festival through July and August - is now a season in its own right at roughly half winter rates.
