What a Cap d'Antibes villa costs
The cap is a wooded headland of walled properties, most of them built between 1900 and 1930 and still in family hands. Very little rents publicly, and rates are driven less by bedroom count than by whether the garden reaches the water.

Which part of the cap to take
Garoupe side (east)
Plage de la Garoupe below, the Chemin de Tirepoil coastal path, and the greatest concentration of grand villas. Morning sun on the terraces.
Salis side (west)
Towards Antibes old town and the Picasso museum, with a long public beach and a walkable dinner. Slightly better value.
The southern tip
Around the Villa Eilenroc and the Hôtel du Cap: the most private plots, deep water below, and the highest rates on the Riviera.
Juan-les-Pins edge
Busier, younger and closer to restaurants and nightlife; useful for a group that does not want to drive at night.
- Cannes Festival and Monaco Grand Prix weeks are quoted separately and booked a year ahead.
- Confirm whether the garden has sea access or a path to a public beach — the price gap is large.
- Ask about parking: cap lanes are narrow and many villas hold two cars, not four.
- Antibes old town market (Marché Provençal) is the best reason to cook at home.
- Nice airport is 25 to 35 minutes; helicopter transfers land at Cannes-Mandelieu.
