What a Cap d'Antibes villa costs

The cap is a wooded headland of walled, family-kept properties. Very little rents publicly, and rates are driven less by bedroom count than by whether the garden reaches the water.

On the cap

The southern tip gathers the addresses that give the cap its name: the Villa Eilenroc, built in 1867 to a design by Charles Garnier, still keeps its 11-hectare park with a rose garden and a scented garden, and the Hôtel du Cap-Eden-Roc stands along the Boulevard J.F. Kennedy stretch.

The shoreline itself is largely public: the Sentier de Tirepoil runs about five kilometres around the southern tip and takes around two hours, passing sea lavender and a lunar-looking stretch of multicoloured rock at the point. The tourist office notes that the stretch below Villa Eilenroc is closed until May 2027, so check the path's status before walking. Plage de la Garoupe, a starting point for the path, is the bay below the grand villas.

• Garoupe side (east)

• Salis side (west)

  Towards Antibes old town and the Picasso museum, with a long public beach and a walkable dinner.

• The southern tip

  Around the Villa Eilenroc and the Hôtel du Cap-Eden-Roc: the private plots at the point, with deep water below.

• Juan-les-Pins edge

  Busier, younger and closer to restaurants and nightlife; useful for a group that does not want to drive at night.

• ✓Festival and race weeks are quoted separately and booked early: the Festival de Cannes ran 12–23 May 2026 and the Monaco Grand Prix race fell on 7 June 2026; confirm each coming year's dates with the official sites.
• ✓Confirm whether the garden has sea access or a path to a public beach — the price gap is large.
• ✓Ask about parking: cap lanes are narrow and many villas hold two cars, not four.
• ✓Antibes' Marché provençal, under the hall at Cours Masséna, runs every morning from 7:30 to 13:00 — until 13:45 in June, July and August — and closes on Mondays from 1 September to 31 May: the best reason to cook at home.
• ✓Nice Côte d'Azur airport quotes a fixed taxi fare of €72 to Antibes / Juan-les-Pins; allow longer in summer traffic.
