What a private residence costs

The Maldives prices differently from every other destination in the Collection: the rate is per residence but the cost of the week is set by three things outside it - the transfer, the board basis and the number of staff who live on the island rather than in the house.

Bands below are indicative planning figures for multi-bedroom private residences with a pool, quoted per night and exclusive of transfers, which on a seaplane atoll are a material line rather than a rounding error.

Maldives Season Rules: Minimum Stays, Transfers & Booking Windows

Two monsoons and one festive fortnight set the calendar. The north-east monsoon from December to April is the dry season and carries the rate; the south-west monsoon from May to November brings squalls, plankton and the manta aggregation, and prices twenty to forty per cent below it. The festive block behaves like nowhere else in the Collection because the whole island, not just the house, is sold out.

The rule that catches most planners is not the minimum stay but the transfer. Seaplanes fly in daylight only, so a late international arrival into Male means a night on the airport island before you ever reach the atoll - and that night is on you, not the property.

  • Festive minimums, and the surcharge behind them

    Seven to ten nights across 23 December to 3 January on private residences, with a compulsory gala dinner charged per person on New Year's Eve whether or not you attend. The gala is the line people forget: for a party of ten it can add the equivalent of a night.

  • The daylight transfer window

    Seaplanes to Baa and Ari operate roughly 06:00 to 16:00. Arrive after that and you overnight in Male or Hulhumale. Speedboat atolls - North and South Male - run around the clock, which is the real argument for staying close when flights are awkward.

  • Board basis changes the comparison

    A residence quoted room-only against one quoted full-board is not the same product. On a remote atoll there is no alternative restaurant, so provisioning is captive: assume USD 250 to 450 per person per day for food and drink where board is not included.

  • Booking window

    Nine to twelve months for the festive block and February half-term on the best residences, four to six months for the rest of the dry season, and six to eight weeks is often enough in the south-west monsoon.

    Typically 30% at confirmation with the balance 45 to 60 days out, firming to 50% and 90 days across the festive block. Read the clause on transfer costs if you cancel - seaplane seats are frequently non-refundable separately from the residence.

Staffing, board and what the rate includes

A Maldivian private residence sits between a villa and a hotel suite. Most carry a dedicated house team - butler or villa host, housekeeping, and in the larger residences a chef who cooks in the house - while the island's kitchens, dive centre and spa remain shared.

The costs that move a week are marine rather than domestic: private dives, a chartered dhoni for a sandbank lunch, and the transfer for anyone joining or leaving mid-stay.

When to go

December to April is dry, clear and expensive, with February half-term and the festive fortnight the two hardest weeks to secure. May, June and September are the value windows: squalls pass in an hour, the water warms, and rates fall by a third. June to November is manta season in Baa, which is the one reason to choose the monsoon deliberately rather than reluctantly.
