What a Hawaii villa costs

Hawaii's private-estate market is concentrated on four islands, and the rate card follows the ocean: a house behind the dunes on Maui's west shore or Kauai's north shore is among the most expensive rental inventory in the United States. Festive oceanfront weeks are committed six to twelve months ahead.

Bands below are indicative weekly rates for four- to six-bedroom estates, exclusive of taxes and staffing.

Choosing an island

  • Maui

Wailea and Kapalua hold the deepest stock of true oceanfront estates. The default for a first villa holiday in Hawaii.

  • Kauai

The garden island: Hanalei Bay on the north shore for dramatic green cliffs and rain-washed quiet; Poipu in the south for the drier side.

  • The Big Island

Lava landscapes, the Kohala Coast resorts and the biggest plots. Best weather reliability on the Kona side.

  • Oahu

The North Shore for surf-town energy and beachfront houses; Honolulu for a city-and-beach mix. Fewer estates, more life.

  • Trade winds make the windward (north/east) shores greener and wetter; leeward (south/west) shores are drier and sunnier.
  • Hawaii applies state and county taxes to short-term rentals — expect roughly 17–18% on top of the nightly rate.
  • Festive oceanfront weeks are committed six to twelve months ahead; shoulder months can often be booked inside eight weeks.
  • Inter-island hops are 30–45 minute flights; combining two islands in one week is realistic.
  • Full staffing — chef, house manager, housekeeping — is available on the larger estates and arranged alongside the booking.

How the seasons actually work

Hawaii is a year-round destination with two high seasons: the winter escape from mid-December through March, when humpback whales are in the channels and the North Shore surf is up, and the family summer from June through August. Between them sit the value windows — late April to early June, and September to mid-December — when the weather holds and rates fall by a third.

Rain follows the mountains, not the calendar: a wet week on Kauai's north shore can be a dry week on the Big Island's Kohala Coast. Choosing the leeward side matters more than choosing the month.

Indicatively USD 15,000 to 55,000 for a four- to six-bedroom estate in the winter high season, USD 25,000 to 90,000 over the festive fortnight, and USD 9,000 to 33,000 in the shoulder windows, with prime oceanfront above those bands.
When is the best time to visit Hawaii?
Mid-December to March for whale season and winter sun, June to August for family summer, and late April to early June or September to mid-December for the same weather at roughly a third less.
Which Hawaiian island has the best villas?
Maui holds the deepest stock of true oceanfront estates, Kauai the most dramatic scenery, the Big Island the biggest plots and most reliable sun, and Oahu the liveliest towns.
How far ahead should I book a Hawaii villa?
