St Barts Villa Rentals: Festive Minimums, Chef Costs and Neighbourhoods
Gustavia, Colombier, Pointe Milou and Flamands price as four different markets. What a staffed St Barts villa costs by season, and why the New Year fortnight bears no relation to the rest of the calendar.
What a St Barts villa actually costs
St Barts has no large-format resort inventory to absorb demand, so the villa market carries the island. That single fact explains the pricing curve: a three-bedroom house above Pointe Milou that lets for USD 1,200 a night in June routinely clears USD 6,000 in February and multiples of that over New Year.

Neighbourhoods, and what each one buys
Gustavia and Colombier
Gustavia trades walkability and harbour access for noise and tighter plots. Colombier is the opposite: long views, near-total privacy, and a drive to everything.
Pointe Milou and Marigot
The classic sunset side. Cliff plots, deep pools, no swimmable beach below — you drive to the sand. Best value per square metre of view on the island.
Flamands and Lurin
Flamands is the beachfront answer, and prices accordingly. Lurin sits above Gouverneur with quick access to both coasts and the strongest large-estate inventory.

Getting there is part of the booking
There is no long-haul lift into SBH. Almost every arrival is a light-aircraft hop from St Maarten with a hard daylight cut-off, or a ferry. Book the hop the same day you confirm the villa — in high season the afternoon slots go before the houses do.
- Confirm the St Maarten connection and daylight cut-off before ticketing long-haul.

- Agree the chef and provisioning budget separately; provisioning is at cost.
- For Christmas–New Year, expect non-refundable deposits earlier than elsewhere.
St Barts Festive Season Rules: Minimum Stays & Rebooking Timelines
From roughly 20 December to 4 January, St Barts stops behaving like a rental market and starts behaving like a fixed-inventory auction. Owners set the terms, and those terms are unusually rigid: the overwhelming majority of staffed houses — better than nine in ten across the properties we see quoted — impose a 14-night minimum across the block, with a small inland tier holding at 10 nights and a handful of trophy estates refusing anything that does not cover both Christmas and New Year in one contract.
The minimum exists because the island cannot re-let a broken week. A house released for 25 December to 1 January leaves a stranded three nights that nobody buys at festive rates, so the owner prices the whole block or nothing. Split-stay requests are almost always declined rather than negotiated.
The 14-night rule, 20 December to 4 January
Treat the fortnight as a single indivisible product. Ask which exact dates the block covers before you price anything — some contracts open on 18 December, others close on 6 January, and a two-day mismatch with your flights invalidates the whole quote.

A Christmas-only seven-night stay is materially easier to secure than a New Year-only one. If a guest vacates on 27 or 28 December, the owner can still re-let the New Year half at the highest rate of the year; the reverse is not true, because nobody arrives on 20 December for a week that ends before Christmas. Owners will therefore break the block at the front far more readily than at the back. Ask for the early half first, and expect a premium if you insist on the New Year half alone.
The 14-month rebooking cycle
Prime estates in Gouverneur, Lurin and St Jean are largely resold in situ: departing guests confirm the following year before they leave the island in early January, roughly 14 months ahead of the stay. What reaches the open market in spring is the residue. If you want a specific house for a specific festive fortnight, the practical enquiry window opens the January before the January you intend to travel.

Island-wide, rental agencies impose minimum hire terms of around 10 days over the holidays and sell out well before the villas do. A 14-night villa with no car is not a holiday on St Barts — nothing is walkable outside Gustavia and St Jean. Book vehicles at the same moment you sign the villa contract, not after the flights.

St Barts Micro-Locations: Selecting Your Private Enclave
Four enclaves carry almost all of the staffed inventory worth flying for, and they are not interchangeable. Aspect decides whether you watch the sunset or hear about it; exposure decides whether the terrace is usable in December; plot geometry decides whether anyone can see into your pool. Gouverneur & Lurin
The privacy ridge. Largest staffed estates, wildest beach, no passing traffic.

- Full ocean sunset in front of the pool terrace from November through March; the sun drops behind the Saline headland rather than beside it.

- Sheltered from the prevailing north-east trades by the ridge itself. Terraces stay usable in December when the north coast is blustery; the trade-off is warmer, stiller afternoons in September.
- Privacy level
- Highest on the island. Plots are cut into the hillside with single private accesses, staff quarters detached, and no public path within sight of the pool.

Gustavia hillside villas and direct tender access
A specific and often-misunderstood category: hillside houses above Gustavia harbour marketed with direct yacht tender access. In practice, very few plots have a private dock. What most of these villas offer is a short private path or vehicle drop to a tender point in the harbour or at Public, with the crew handling the shuttle.
If a boat is central to the trip, the question to ask is not whether the villa has tender access but how many minutes and how many transfers separate the villa's front door from the tender step, and whether the crew can bring the tender in after dark. Harbour-side houses above Gustavia typically deliver a five-minute car transfer; genuinely dockside private access on St Barts is measured in single-digit properties.
- Ask for the exact tender pick-up point and the door-to-step time.
- Confirm night tender operation — several pick-up points are daylight-only.
- Check parking for a tender vehicle; Gustavia hillside plots are often single-car.
- If you are chartering, match the yacht's draft to the anchorage before fixing the villa.
Private chef costs, and the holiday surcharge
Most St Barts villas above five bedrooms include a housekeeper and can arrange a chef; almost none include the chef in the headline rate. Chef fees are quoted per day and separately from provisioning, which is billed at cost with island import pricing — assume mainland European supermarket prices multiplied by roughly two.
Over the festive fortnight, chef rates carry a surcharge and the good ones are contracted before the villas are. A 31 December dinner is usually billed as a distinct event, not as a service day.
